Derek Bryer is a Calgary real estate agent who came to the work after more than 20 years in residential construction. He helps buyers and sellers understand a home before they commit to it.

Most agents learn houses from the outside in. Derek learned them from the framing out. He spent more than 20 years in residential construction, 15 of them in outside sales, before he was licensed in real estate in Alberta.
That background changes what he notices on a showing. He looks at the age and material of the roof, the condition of the siding and how water moves away from the foundation and he tells you what he sees in plain words. In a city that has had severe hailstorms, those details affect insurance, upkeep and resale.
He has also been a real estate investor in Canada and the United States since 2006, so he has stood on the buyer's side of the table many times.
From Ontario to Calgary in 2006
Derek moved from Ontario to Calgary in 2006 with no connections here and no long-term plan to stay. Nearly two decades later, Calgary is home. He knows what it is like to pick a community from a map, to learn a new city's roads and winters and to buy under a different province's rules. He works with people making the same move from Ontario or British Columbia.
Why home is personal to him
Derek travelled widely with his late wife, Neola, who died at 35. Losing her changed how he thinks about home. Moving, starting over and choosing where to build a life are not items on a closing schedule. They are some of the most personal decisions people make.
Neola believed Derek knew things worth sharing with more people: about construction, about insurance and about the practical details most owners only learn after something goes wrong. That is the reason he explains as much as he does, on showings, in his videos and on this site.

Roofing, siding, windows, grading and the age of the mechanical systems all affect what a home costs to own. Derek points out what he sees and what it usually means, then leaves the formal assessment to a home inspector.

Every recommendation on price, timing or an offer comes with the comparable sales and the thinking behind it, so you can disagree with it if you want to.

He does not rush you
His style is calm and direct. If the right answer is to wait, to keep looking or not to buy a particular home, he will say so.

Designations and what they cover
- Certified Condominium Specialist
- An examination-based course from the Calgary Real Estate Board on how Alberta condominiums are structured, governed and financed: the Condominium Property Act, reserve fund studies, estoppel certificates and bylaws.
- Accredited Buyer's Representative (ABR)
- A designation for agents who represent buyers, covering buyer agreements, due diligence and negotiation on the purchase side.
- eXp Luxury Certified
- eXp Realty's training for agents working with higher-priced homes, where materials, presentation and privacy carry more weight.
