Evanston is a north Calgary community that Qualico Communities began developing in 2007. The 2021 Census counted 18,710 people in private households and 5,785 occupied dwellings.

A community built almost entirely since 2000

Evanston is in north Calgary, with Stoney Trail along its southern edge next to the Symons Valley and West Nose Creek areas. The Evanston Creekside Community Association describes it as lying just off Stoney Trail in Calgary’s northwest and the City places it in its North sector. Other bordering roads were not confirmed from a primary source.

CREB says development began in 2007 and names Qualico Communities as the developer. At completion CREB expects 3,348 single-family homes and 1,419 multi-family residences. The 2021 Census shows how recent the housing is: 43% of dwellings date from 2011 to 2015, 32% from 2001 to 2010 and 23% from 2016 to 2021. Almost nothing was built earlier.

Housing mix

The City’s profile counts 5,785 occupied dwellings. Single-detached houses make up 4,385 (76%). Row houses number 645 (11%) and semi-detached homes 500 (9%). The remainder are 170 apartments in buildings of five storeys or more, 55 in smaller buildings and 25 duplex apartments. CREB lists townhomes, side-by-side duplexes and laned homes among the building styles. Owners occupy 88% of dwellings and renters 12%.

Because the oldest homes are from the late 2000s, ask sellers about the age of the roof and exterior cladding and how the lot drains. Derek Bryer, who worked more than 20 years in residential construction, pays attention to grading, window seals and attic ventilation on homes from these years. Schools in the community

Four schools are listed in Evanston, with a fifth in design according to the community association.

  • Evanston Heights School (Calgary Board of Education), 221 Evanston Drive NW, Grades 4 to 9. It opened on 31 August 2026 with Grades 4 to 8 and Grade 9 is to be added in 2027-28.
  • Kenneth D. Taylor School (Calgary Board of Education), recorded by the Alberta government as a K to 4 school completed in 2015-16.
  • Our Lady of Grace School (Calgary Catholic), described by CREB in 2021 as K to 9.
  • St. Josephine Bakhita School (Calgary Catholic), K to 6 in Alberta project records.

Current grade spans and street addresses for some of these were not confirmed from a primary page. Attendance areas are set by the boards, so confirm the designated school for any address with the board.

Roads and transit

Stoney Trail runs along the south edge and CREB notes road access to the airport, downtown and the Rockies. The City extended 144 Avenue NW by 1.2 km, from Sage Hill Drive to 24 Street NW, with a bridge over West Nose Creek. It opened to traffic on 30 September 2024 and the City calls it the only continuous east-west connection north of Stoney Trail.

There is no CTrain station in Evanston. Tuscany Station, the northwest end of the Red Line, is the nearest station by name, but the distance and a direct bus link were not confirmed. Check bus routes for the address with Calgary Transit.

Services, shopping and fees

Evanston Towne Centre has retail, dining, a Sobeys grocery store, fitness and banking, according to CREB. The same article counted more than 6.3 km of pathways, 16 community parks and seven playgrounds as of 2021. The Evanston Creekside Community Association is voluntary and its fee was not confirmed. No mandatory residents association was found on the association pages, but confirm that against the title with a lawyer.

There is no library branch inside Evanston. The Calgary Public Library lists an interim Sage Hill Library at 19 Sage Hill Passage NW. The City’s March 2025 update says a permanent 15,000 square foot library is planned at 251 Sage Hill Boulevard NW, expected by mid-2028.

CREB does not publish a figure for Evanston itself. The City places the community in its North sector, so the North district is shown here, but CREB has not confirmed that match. In September 2026 the CREB North district benchmark was $640,200 for detached homes, $484,100 for semi-detached, $373,400 for row homes and $298,400 for apartments. These are district numbers covering many communities. An older CREB article listed Evanston with the North West communities, whose September 2026 detached benchmark was $781,400.
