What is published; what is not

Aspen Woods has less public detail than most Calgary communities, so this guide is shorter and says where the gaps are. The City publishes census figures, school locations and transit stops. It does not publish a drive time to downtown. Bordering roads, a developer, any residents association fee and the current retail inside the community were not confirmed from primary sources; none are described here.

Timeline and build years

The civic census recorded 502 residents in 2005, which is when growth begins to show. Earlier years from 1996 to 2003 are under 220 people each. The 2021 Census counted 9,435 people in 3,005 households, close to the 2019 civic census figure of 9,396 people in 3,068 dwellings.

By period built, 49% of dwellings date from 2001 to 2010, 41% from 2011 to 2015 and 8% from 2016 to 2021. Very little has been built since 2015, so 90% of homes date from 2001 to 2015; roofs, siding and windows are worth asking about on any listing. Housing types

The 2021 Census recorded 3,000 occupied dwellings. Single-detached homes numbered 2,310 (77%), row houses 365 (12%) and apartments in buildings under five storeys 325 (11%). No semi-detached homes were recorded. Owners held 83% of homes and renters 17%.

The 2019 civic census split the 3,068 dwellings as 2,202 single-family, 13 duplex, 341 apartment and 507 townhouse. Whether any are villas or bungalows was not confirmed from a primary source. Prices

CREB reports benchmark prices by district; Aspen Woods is in the West district. For September 2026 the West district benchmark was $993,700 for detached homes, $826,000 for semi-detached, $439,600 for row and $321,700 for apartments. These are district figures that also cover Springbank Hill; they are not prices for Aspen Woods. CREB does not publish an Aspen Woods price in any file that could be found for this guide.

Schools inside the boundary

City open data lists Guardian Angel School at 20 Aspen Hills Dr SW, a Calgary Catholic elementary school. Three independent schools are also listed: Webber Academy at 1515 93 St SW (elementary, junior and senior high) and Calgary Academy and Calgary Academy Collegiate at 1677 93 St SW.

No Calgary Board of Education school is inside the Aspen Woods polygon. Ernest Manning High School and Griffith Woods School are in the neighbouring Springbank Hill boundary. Public school attendance areas are set by the boards and must be confirmed for the address. Independent schools set their own admission rules.

Compared with Springbank Hill

Both communities share the CREB West district, but their housing differs in the 2021 Census. Aspen Woods recorded no semi-detached homes and 12% row houses, while Springbank Hill recorded 5% semi-detached and 2% row. Aspen Woods has a larger share built from 2011 to 2015 at 41%, against 14% in Springbank Hill, which has more homes from 2001 to 2010 at 64%. Transit

Routes with a stop inside Aspen Woods are 156, 164, 51, 93 (Coach Hill/Westbrook Station), 94 (Strathcona/Signal Hill) and 98. School routes 699, 731, 894 and 895 also stop here. No CTrain station is listed inside the boundary; the Blue Line stop on 69 Street West appears in the City data for the neighbouring Springbank Hill. Services

City datasets list Westside Recreation Centre at 2000 69 St SW and Signal Hill Library. The Alberta Children’s Hospital and Foothills are the hospitals in the data. A retail centre called Aspen Landing is named in a 2010 image description, so check what is open there now.
