The County is the municipality

Langdon does not have a mayor or a town council. It sits inside Rocky View County and the County sets its property tax, enforces its bylaws and runs its roads. That is the first thing to know when comparing a Langdon address with one inside Calgary, where the City provides these services. The County’s page places Langdon on the prairie east of Calgary and notes that it was incorporated as a village in 1908. A current population figure and the distance to Calgary were not available in the sources used, so none is given.

Property tax and utilities

Rocky View County publishes its 2026 residential rates as decimals applied to assessed value:

  • Municipal services: 0.0021346
  • Education: 0.0026153
  • Seniors housing: 0.0000549
  • Total: 0.0048048

The County’s page lists no due dates, so confirm them with the County’s tax department at 403-230-1401. These are County-wide residential rates, so ask an accountant how they apply to a particular assessment.

Water in Langdon comes from a private company. The County has a franchise agreement with Langdon Waterworks, so the water bill is separate from the County tax bill. The County’s wastewater page lists the County as the contact for Langdon wastewater problems, while its Langdon page names a contractor, Aquatech Canadian Water Services. Because the two pages differ, ask the County who currently manages the service at an address. Electricity and natural gas are deregulated in Alberta, as in the rest of the province.

Parks and open space

Langdon has almost 100 acres of parks and open space, which is the feature the County highlights. Langdon Park covers 28 acres with a skate park, an outdoor hockey and skating rink, softball fields and paved pathways. East Langdon has a grassed open-space network running five blocks from Henderson Road south to Wenstrom Crescent. In the south, Boulder Creek has linked pathways, green spaces and a golf club. McKinnon Flats, south of the hamlet on the Bow River at Range Road 274, is a public river access point used for trout fishing.

Library, schools and emergency services

Langdon Community Library is at 344 Centre Street. The County lists Langdon School for kindergarten to Grade 9, Sarah Thompson School for kindergarten to Grade 4 and Horseshoe Crossing High School. The page does not state the grades or the school board for Horseshoe Crossing. Attendance areas are set by the school boards and must be confirmed for the address.

Langdon has an RCMP detachment and a volunteer fire station, Fire Station 111. The County lists the Peter Lougheed Centre and Rockyview General Hospital in Calgary and Strathmore General Hospital as the nearest hospitals with emergency services. Call 911 in an emergency.

Roads and transit

The sources used do not confirm a transit service or a drive time for Langdon. The County names the Chestermere Public Library as the nearest other library. For another east-side option see the Chestermere guide. A buyer who plans to commute should test the route at the hours they will travel.

What the price figure covers

CREB does not list Langdon in its regional package. It reports a Rocky View Region benchmark of $784,100 for September 2026, with 121 sales, 702 homes in inventory and 5.80 months of supply. That covers the whole region, so it is a regional figure and not a Langdon price. CREB gives no breakdown by property type here. Compare with the south-east Calgary communities in the Mahogany guide and see Calgary house prices for the city.

Questions to put to the County

Because the County is the municipality, a buyer can ask it directly about permits, development plans and road maintenance at an address. Rocky View County lists its tax office at 403-230-1401 and publishes a tax email address on its rates page. It also lists a fire permit line and a fire ban status line on the Langdon page, which matters for any property with a fire pit or burning plans. Conceptual schemes named for Langdon include Boulder Creek, Settler’s Green and Langdon East, but their status was not confirmed.

What to check on a home here

Derek Bryer, an associate with eXp Realty, spent more than 20 years in residential construction before real estate. On a property served by a private water utility he asks for the recent utility bills and the franchise terms and on any house he checks the roof, siding and drainage. He is not a home inspector, so book a licensed inspection. The hail and roof guide explains what roofing questions to ask and an insurance broker can confirm coverage. Flood mapping for Langdon was not confirmed here.

Before making an offer, run the numbers with the mortgage calculator and the land title fees calculator. The buyers and neighbourhoods pages cover the next steps.
