How Derek arrives at the number

The starting point is what buyers have recently paid for homes like yours: the same type of property, in the same community or one beside it, of similar size and age. Derek adjusts for the differences that buyers pay for, such as a finished basement, a garage, a lot that backs onto a park or a lake and for the ones that cost them money later.

That second group is where his construction background matters. In Calgary a roof that was replaced after a hailstorm with an impact-rated product is a different asset from an original roof of the same age. Siding material, window age and the grading around the house are read the same way. He notes what he sees and tells you which items a buyer or an inspector is likely to raise.

Does the home evaluation cost anything?

No. It is free and you are under no obligation to list with Derek afterwards.

Is it an automated estimate?

No. Derek reads the recent sales of comparable homes near yours, allows for size, age, condition, lot and features, then sends you a range with the reasoning behind it.

What does Derek look at that an online estimate cannot?

Condition. The age and material of the roof, the state of the siding and windows, the finish of the basement and any hail history all move a price and none of them appear in an online estimate. Derek worked in residential construction for more than 20 years before real estate.

How is this different from an appraisal?

An evaluation is a licensed real estate associate's opinion of market value from comparable sales, meant for planning a sale. A lender, a court or an estate may need a formal appraisal from a designated appraiser instead.

Can I get an evaluation for a parent's home or an estate property?

Yes. Personal representatives and families often ask for one early to plan the sale. Say in the form who you are acting for.

What happens after I send the form?

Derek contacts you himself to confirm a few details about the home and arranges to see it if you would like, then sends the written evaluation.
