Relocating to Calgary: what changes when you buy a home in Alberta
A practical guide to relocating to Calgary from another province: how the city is divided, what differs about buying in Alberta, the deadlines after you arrive and how to choose a community when you cannot visit often.

The quick answer
Alberta has no land transfer tax and no provincial sales tax. The Land Titles fee is $50 plus $5 for each $5,000 of value, so a $739,400 purchase carries about $790 in transfer fees. New residents have 90 days to exchange a driver's licence and to register a vehicle in Alberta.
Relocating to Calgary from Ontario, British Columbia or elsewhere in Canada comes down to four things: knowing which part of the city you are looking at, understanding that Alberta charges no land transfer tax and no provincial sales tax, meeting a handful of 90-day deadlines once you arrive and choosing a community from a distance with real figures. This guide covers each in order, with the sources named so you can check them.

How Calgary is laid out
Calgary addresses end in a quadrant letter, such as 165 Mahogany Blvd SE in the City’s school data. The City also assigns every community to a sector and CREB, the Calgary Real Estate Board, reports prices for eight districts: City Centre, North East, North, North West, West, South, South East and East. Those eight districts are the ones you will see in every market report, so they are a useful way to organize your search.

Detached prices by district
CREB publishes benchmark prices by district, not by community. The September 2026 detached benchmarks below are for the typical home in each district.

What differs when you buy in Alberta
Buyers from Ontario or BC often expect a land transfer tax line on their closing statement. In Alberta it does not exist. What replaces it is a registration fee set in the Land Titles Act.
Land Titles fees
The Act sets two charges. The transfer fee is $50 plus $5 for each $5,000 or part of it of the value of the land. The mortgage fee uses the same formula on the principal amount secured. This is an illustration using a published formula and the September 2026 City benchmark for a detached home:

The mortgage figure assumes a down payment of $48,940 (5 per cent of the first $500,000 plus 10 per cent of the rest), which is covered in the first-time buyer guide. No provincial sales tax
Alberta.ca states there is no PST, no payroll tax and no health premium. GST still applies to new homes and many services, which matters if you are looking at new construction. Federal programs for new-home buyers are explained in that guide.
Property tax
Calgary’s 2026 total residential tax rate is 0.0066499, made up of 0.0038906 for the City and 0.0027593 for the province. The City’s formula is assessment multiplied by each rate, added together. The assessment is based on market value as of July 1, 2025. The City lists the median single detached home in 2026 at an assessment of $706,000, with $2,746.76 going to the City and $1,948.06 to the province. Bills are mailed in May and are due on the last business day of June, with a monthly payment plan available.
If you are comparing with Ontario or BC, ask your accountant to work through both provinces’ rates for the home you are considering, because assessment methods differ.
Deadlines after you arrive
Alberta.ca sets specific windows for new residents. Put these in your calendar before moving day.

Driver’s licence
Permanent residents must exchange their current licence within 90 days of becoming a resident and the clock runs even if you travel outside Alberta. If you have under 24 months of driving experience, Alberta places you in the Class 5 graduated licence program. For the exact documents, use the Alberta.ca exchange page.
Vehicle registration
The 90-day rule applies to the registration itself. A vehicle bought outside Alberta may need an out-of-province inspection first. Arrange Alberta insurance before registering and tell your insurer your new address.
Health coverage
When you move from within Canada and plan to stay 12 months or more, apply for AHCIP within 3 months of establishing residency. Coverage starts on the first day of the third month after that date. Keep your previous province’s coverage until Alberta’s begins. If household members arrive later, Alberta.ca allows them to keep prior-province coverage for up to 12 months. If you apply late, the start date is set at registration.
Choosing a community from a distance
Without weekends to drive around, you need a method. Derek suggests narrowing in this order.
- Decide the commute you will accept and where it ends. Downtown, the South Health Campus area and the north employment areas are all different drives.
- Pick a housing type. A detached home, a semi-detached home, a row home and an apartment have different benchmark prices in every district.
- Use CREB district benchmarks to set a realistic range, then look at the communities within that district.
- Check the City’s community profile for the 2021 Census figures on housing type, age of buildings and tenure.
- Check transit, roads and amenities from the City’s open data, then confirm by driving or a live video walk.
What the data shows for a few communities
These are facts from City and developer pages, not rankings.
- Mahogany in the South East has about 66 per cent single-detached homes in the 2021 Census and a private lake and beach club. Every property carries an annual encumbrance fee on title, so ask for the current amount. See the Mahogany guide.

- Okotoks says it is 15 minutes from south Calgary. Its 2021 census population was 30,405. See Okotoks.
Towns outside Calgary have their own tax rates and utilities. The Calgary region also includes Airdrie, Cochrane, Chestermere and Langdon and each has a page with the details.
Transit
The Red Line terminates at Tuscany Station in the North West. Mahogany has stops for Route 302 BRT Southeast and route 79. The City’s Green Line page says the southeast segment runs from Shepard near 130 Avenue SE to the Event Centre and Grand Central Station, with opening in 2031. Calgary Transit’s route maps are the place to confirm any service before you rely on it.
Buying by video
Many buyers who relocate complete the search from another city. The steps are the same as for a local purchase with a few additions.
Before the first showing
Alberta Real Estate Act Rules require a licensee who forms a client relationship in residential real estate to enter into a written service agreement and to give a written disclosure of the nature of services before then. The Consumer Relationship Guide is mandatory for residential trades. Read these documents before you sign and ask questions about anything in them.
Showings by video
A live video tour lets you see rooms, the yard, the roof line and the street. Ask the agent to show things a listing photo hides: the basement, the furnace and water heater labels, the garage and the neighbouring homes. Ask for a walk down the street to see traffic and parking.
What still needs a person
A licensed home inspector should inspect the home in person and you can attend by video. A lawyer handles the title search, the mortgage registration and the closing and can sign with you remotely. Derek is not a home inspector, engineer or insurance adjuster. He points out what he sees and a qualified professional does the formal assessment.
Derek’s own move
Derek moved from Ontario to Calgary in 2006. Before real estate he spent more than 20 years in residential construction, 15 of them in outside sales and he has invested in real estate in Canada and the United States since 2006. Hail, flood and insurance
Two Calgary storms are well documented. Insurance Bureau of Canada reports the June 13, 2020 storm caused almost $1.2 billion in insured damage in Calgary, Airdrie and Rocky View County. The August 5, 2024 storm caused nearly $2.8 billion in insured losses in the first estimate, with over 130,000 claims. CatIQ’s later final estimate for 2024 is CAD 3.349 billion.
Before you buy, ask for the roof’s age and material, the claims history the seller can disclose and your insurance broker’s view of the property. The hail and roof guide explains what to look at. A suggested order of steps
- Talk to a mortgage broker about your pre-approval while you are still in your home province.
- Choose two or three districts and a housing type using the tables above.
- Sign a buyer representation agreement once you are comfortable with the terms. It is an agreement with the brokerage, not the individual.
- Tour by video, then book one trip for the shortlist if you can.
- Make an offer with conditions such as financing and inspection and arrange your lawyer.
- Set up your move: licence, vehicle, health coverage, insurance and address changes.
