In September 2026, CREB's total residential benchmark was $505,800 in Airdrie, $575,400 in Cochrane, $606,800 in Okotoks and $690,200 in Chestermere. Each municipality sets its own tax rate and has its own council.

CREB’s September 2026 total residential benchmark was $505,800 in Airdrie, $575,400 in Cochrane, $606,800 in Okotoks and $690,200 in Chestermere. The four are separate municipalities, so each has its own council, its own budget and its own property tax rate and none of them pays Calgary’s rate. This post puts the figures the municipalities and CREB publish in one place. It does not rank them or say who a place suits and a buyer should read each town’s own pages before relying on a number.

Benchmark prices, September 2026

CREB’s regional package gives one total residential benchmark for each town. A benchmark is the price of a typical home by CREB’s definition and it blends detached, semi-detached, row and apartment homes. The package does not give a benchmark by property type for these towns, so this table cannot show one.

For reference, CREB’s City of Calgary all residential benchmark for the same month was $566,700. The Calgary figure and the town figures come from different CREB reports, so read the differences as a guide to how the numbers sit and not as a measure of value. CREB requires that its data be credited to the board and this post does so.

The years differ, so the numbers are not a like for like count. Cochrane’s 2024 census also lists 14,134 dwellings and Chestermere’s 2025 census lists 9,296. Airdrie reported growth of 4.35 per cent over its 2025 figure.

2026 property tax rates

Rates are published in different forms, which makes a direct comparison unreliable. Here is what each page said.

  • Airdrie: a 2026 residential total rate of 0.00688444, calculated by the City as 6.88444 mills. The 2025 figure was 0.00645561.
  • Cochrane: a 2026 residential total of 0.0065730, made up of a municipal rate of 0.0038314, a Rocky View Foundation rate of 0.0000551 and an education rate of 0.0026865. The Town gives a bill of about $4,435 on a median single-family assessment of $674,800.
  • Chestermere: a 2026 residential municipal mill rate of 3.573, up from 3.248 in 2025. The page did not show the education rate, so a total is not available here.
  • Okotoks: council approved a municipal increase of 4.0 per cent and a provincial education increase of 18.6 per cent for 2026. The residential rate itself was not on the page opened, so no rate is given here.

Chestermere’s rate is municipal only and Cochrane’s and Airdrie’s are totals, so do not compare the Chestermere number to the other two. Assessment values and bill amounts also differ with each home. Ask the municipality for the rate that applies to a specific property.

Transit

  • Airdrie Transit runs local routes 1 and 3, Route 900 to Cross Iron Mills and northeast Calgary and routes 901 and 902 to downtown Calgary. The City also lists Hello To Go on-demand service, Access Airdrie paratransit and park and ride.
  • Cochrane’s COLT runs three fixed routes plus on-request service. The Town’s transit page also lists Falcon Bus, which connects to Calgary Transit, SWIFT Transit and Rocky View Handi Bus.
  • Okotoks Transit is on-demand and curb-to-curb, booked by app, online or phone.
  • Chestermere has a transit page on the City site, but its service details were not confirmed for this post.

Each town has its own council

A purchase in Airdrie, Cochrane, Okotoks or Chestermere falls under that municipality’s bylaws, utility rates, permit rules and tax rate. Calgary rules do not carry over. That includes property tax billing dates, which the municipalities publish separately. Cochrane lists a June 30 due date for 2026, for example and the dates for the others were not confirmed here.

How to read these numbers

A benchmark price, a census count and a tax rate each answer a narrow question. Treat them as a starting list for your own research.

  • Benchmarks move month to month. The September 2026 figures describe one month and CREB publishes a new package each month.
  • Sales counts are small in a town of this size. Okotoks recorded 56 sales and Chestermere 51, so one month can shift the percentage changes a long way.
  • Months of supply is inventory divided by the sales pace, as CREB defines it. Okotoks showed 2.18 months, Airdrie 4.17, Cochrane 5.19 and Chestermere 5.73.
  • A tax rate applies to the assessed value of a specific property. Two homes in the same town with different assessments get different bills at the same rate.
  • Property taxes, utilities and any local levies are set by the municipality, so ask for current figures when you are close to an offer.

Questions to ask for any of the four

  1. What is the current tax rate and what does the bill look like on a comparable assessment?
  2. What are the utility charges for water and sewer and how are they billed?
  3. Which road and transit options connect the address to where you travel?
  4. Which neighbourhood plan or development area covers the street and what is still being built nearby?
  5. Which services you rely on, such as health care and recreation, are in town and which are in Calgary?

Those answers sit on the municipality’s website or with its office. They are not in a price table.
